How to close your deposit-free renter's Obligo record

Close deposit-free Obligo records accurately across different lease scenarios

Keep your Obligo deposit-free records up to date! As soon as a renter moves out, be sure to close their Obligo record to avoid having them pay additional service fees past their lease end date.

You will receive email notifications for all deposit-free Obligo renters approaching the end of their lease, as well as those renters who are past their lease term. If a renter is renewing their lease, you can easily update their new lease end date in Obligo.

Once a renter has moved out and you’ve completed inspection, please close out their record!

A reminder email for each individual renter will be sent to you 7 days prior to their lease end date. Additionally, you will receive a weekly summary of all records past their lease term that you need to close out.

To initiate closure, select New Charge or Review & Finalize Without Charges under the Security section of the renter’s record.

If the renter has charges for any damages or missed rent, select New Charge. Enter deduction details including the reason, amount and category. It’s optional, but in order to maintain full documentation for any disputes, you can include supplemental details and attachments. Continue with Review & Finalize.

The next steps will be the same for both renters with and without charges - via the Review & Finalize in the Security section of the renter’s record.

  1. Payments in transit: If there are any outstanding payment requests, review details and choose to Refund Payment, Receive Payment or Decide Later.

4. On the confirmation step, acknowledge the actions you’re about to take, then officially close the record with Close Account and Notify Renter. And you’re done!

Renters will be sent an email notification that their Obligo record has been closed, and any move-out charges if applicable.

Note: If you have decided that you are not ready to close the record, you can cancel out of the process at any time.
